Can I Book an End of Tenancy Clean if My Property Isn’t Empty?

Can I book a move-out clean if my stuff is still there?
A common question we get at Top Cleaning GB is whether a professional end of tenancy clean can be done while a property is still full of furniture, boxes, and personal belongings.
The short answer is no—at least not if you want a guaranteed deposit-back result.
An official end of tenancy clean is designed to meet strict landlord and agency checkouts. To achieve that pristine, inspection-ready standard, the property needs to be completely empty. However, there are a few exceptions and specific rules to make it work. Here is what you need to know.
Why the Property Must Be Empty
An end of tenancy clean is not a regular domestic tidy-up. It is an intense, top-to-bottom deep clean of the structural property. Our teams cannot reach the necessary standards if they have to clean around personal items.
Hidden Dirt: Limescale, dust, and grime build up behind heavy furniture, inside wardrobes, and along skirting boards. If these areas are blocked, they cannot be cleaned.
Inside Cupboards: Agencies expect the inside of every kitchen drawer, wardrobe, and cupboard to be wiped down. If your food, clothes, or dishes are still inside, our team cannot touch them.
Appliances: White goods like fridges and freezers must be completely defrosted and emptied before we can degrease and sanitise them.
The Exception: Room-by-Room Moving & Flatshares
The only time we can perform an end of tenancy clean on a partially occupied property is during a gradual move or a flatshare transition (where one tenant leaves but others stay).
Even in these scenarios, strict terms apply to get the best result:
- Clear the Specific Areas: The bedrooms or communal areas being handed over must be entirely cleared of personal belongings.
- Provide Clear Access: Our team must have unobstructed access to all skirting boards, windowsills, floors, and fixtures.
- Understand the Limits: We can only guarantee and cover the specific rooms that were completely empty and accessible during our visit.
How to Prepare for Your Booking
To get the most out of your professional clean and secure your deposit, we recommend following these steps:
- Pack and Move First: Schedule your cleaning slot for the day after the removal van removes all your boxes and furniture.
- Clear the Surfaces: Ensure no rubbish, loose items, or personal belongings are left on countertops or floors.
- Defrost the Fridge: Turn off and empty your fridge and freezer 24 hours before our team arrives.
Our 72-Hour Guarantee
To give you complete peace of mind, our empty property cleans come with a 72-hour re-clean guarantee. If your landlord or inventory clerk notes any missed spots within 72 hours of the clean, our team will return to fix them completely free of charge. Please note: this guarantee only applies to areas that were fully empty and cleared during our service.
By ensuring the property is empty, you give our cleaners the perfect canvas to work their magic, pass your inventory check, and get your hard-earned deposit back.
